Try http://www.venicebeachvillas.com/ & ask for Joe. Haven't stayed there in a year & they changed the name from Venice Beach Resort. It was a decent place, clean, & close to everything.

My family stayed at the Venice Beach Villas in July, nice place, reasonable and close to everything

Inn at the beach seems pretty nice, and it's directly across the street from Venice beach.
Also, it's within walking distance of the shops in the area and a few parks.
