Your garage may not be the best place to store your drysuit.

Low level exposure to gasoline fumes, car exhaust, battery acid fumes, paint fumes, solvent fumes, pesticides, weed killer, and whatever else might be in stored in your garage may be contributing to suit degradation.

Absolutely true!

FWIW, I store all of THAT stuff in a shed out back, and paint in a closet in another part of the house. All my scuba gear, including oxygen stuff, is in the garage. This garage is actually converted to a room with a proper wall/door and is at the bottom of my 1930s townhouse.
 
Drysuits are not made to last forever. The TLS is not designed to have an infinite lifespan. 12 years is a really long time for the suit to last (minus zippers. boots, seals). I would say you got your $$ on that one.
